Energy Performance Certificate GraphAn Energy Performance Certificate (EPC) illustrates the energy efficiency of a building based on the carbon emissions it is likely to produce. On this basis, the property is awarded a rating between A to G, with A being the most efficient and G the least, much like the ratings traditionally seen on household white goods.

Under the new government legislation, as of 1st October 2008, all commercial properties being offered on the market for sale or rent must now have an EPC and accompanying recommendations report. At present, failure to provide an EPC when asked by a trading standards officer may result in a fine of 12.5% of the ratable value of the property, up to a limit of £5000.

An EPC is valid for 10 years, however, should the building undergo major refurbishments, for example the installation of a new heating system, an updated EPC will be required.
